Comment: I chose Mike Cogdill to build my home largely based on reviews and I wanted to add my feedback now that my home is complete.We started with one of his existing designs and modified it to create a home customized to what I wanted while integrated with the size and shape of my lot with care to protect the existing oak trees.Living across the street from the build site I checked on the progress regularly and talked to the craftsmen and city inspectors.It was obvious to me that the different trades took pride in their work and appreciated working with Mike. I remember Mickey, the mason, saying if there was a hurricane he would want to be in a house designed by Mike; Marco the tile installer, showing me pictures of his past work that he was obviously proud of and could do in my house. I was impressed with the framing and finish carpenters quality of work and responses to my questions and last minute changes such as blocking for future grab bars and framing for custom shower niches - all with a can do attitude. I love the cabinets Alex custom made for my home. And Elmo, jack of all trades, who did whatever needed to get done. All good people with positive attitudes that I would happily work with again.I didn’t know what to expect from city inspectors but if I saw a city car across the street I would go talk with them. At the inspection of the footers/foundation prep before concrete pour the inspector told me he had never worked with Mike before but it was the best prep work he had seen in a long time. At a later inspection during masonry an inspection was disapproved and I asked why. The inspector told me everything meets code but Mike’s plans called for extra rebar in the corners and a few other places that was missing before doing the next level of concrete blocks. Sounded good to me.I think Mike sets an example/expectation of quality and the craftsmen that work for him are happy to be allowed to do their best workIf you want a custom home from a builder who is a text message away, strives to do the right things right with quality and cost in mind, while using skilled craftsmen who are good people then Mike Cogdill is your guy.

We have never built a home before and learned very quickly how complicated the process can be. The first thing we learned after original plans were drawn up by an architect who did not encompass our specified needs and desires, left us very disheartened and disappointed. The second lesson we learned after consulting two different builders who disregarded our budget and paid absolutely no attention to our desires or needs. We needed a builder and Mike Cogdill at Cogdill Builders proved to be the right fit for our construction needs. We were referred to Cogdill Builders by an in-law who recently had a home built. We called to discuss our situation and the run around we had encountered. Mike listened to us, reviewed our original set of plans, and visited the site of our property. Comment: I owned an old home in Riverside Heights area of Tampa which was small and hopelessly outdated.The location in the city was outstanding but the house was nothing I wanted to live in anymore.I met with a number of builders to discuss remodeling and perhaps tearing the home completely down and rebuilding and could not make my mind up about which direction to take.I met Mike Cogdill with Cogdill Builders of Florida at his booth at one of the Tampa home shows. We discussed my situation and after I realized he really does draw plans for and build custom homes and will allow me to have as much input on design. It became apparent this was the better long-term solution. We proceeded to develop a design and build the house. It was actually exciting to watch the home being built and to be involved in the construction process from tearing down the old home to building the new home from start to finish. Comment: I have had four houses built and Mike Cogdill was my fourth and last contractor. He is also the only one of the four contractors I would use again. He is a 4th generation builder; he was born into the trade and his father was a contractor.It’s extremely important to choose the right builder. You don’t want one who has only built a few houses or one who just relocated to our state because it would be easy to pick up and move after they complete your house and if anything goes wrong with the house they won’t be around to fix it. I have had this happen and spent thousands of dollars fixing what should not have needed to be fixed. You also don’t want a builder who chooses subcontractors based on price: You want a builder with a stable of reliable, quality subcontractors who do a good job and stand by their work.Mike Cogdill is easy to work with and flexible. He will let you bring in your own subcontractors if you want to and even let you buy your own products if you can get better prices. He is also honest to a fault so he won’t lie to you. He builds a solid home based on decades of experience. When other builders went out of business after the housing collapse of 2008, Mike was kept working and he is still around today.For all of the above reasons I highly recommend you choose Cogdill Construction as your builder.

Comment: Cogdill Builders was my choice to build a new house based on an existing house he had built for a friend. Mike designed and built the house exactly as I wanted, using space-saving designs to make the house very large-feeling while being very space-efficient. It truly was a custom home to meet every single want and need I had.For instance, he managed to get extra-tall garage doors to allow me to store a tractor. Now I won’t require a separate building to store it or my other lawn equipment.He was also able to design and build a custom shower and bathtub based off of a picture I had shown him from another friend’s house. He really managed to somehow take all of the ideas and plans I wanted and make them reality.One of the biggest things I wanted was based on something I had only ever seen in India at a family member’s house: two granite benches at the front door, a perfect place to chill out and enjoy the weather or wait for someone to arrive.Cogdill Builders was easy to work with and Mike had the patience of a saint with all my random changes, questions, and ideas and I could not recommend him enough.

Comment: One of my customers moved to the area from Washington, Dc and asked me to find a quality custom builder to build his retirement home My customer knew exactly what he wanted, a reproduction of a home he had lived in previously about a decade ago. I found the website for Mike Cogddill and Cogdill Builders of Tampa, Florida. I called Mike and asked if he worked with Realtors and Realtors clients. My client and I met with Mike at his office and discussed plans and price Since Cogdill Builders draws their own plans in house, Mike was able to easily take drawings from the Clients previous home and recreate a new set of construction drawings with changes the owner requested The drawings were completed in a reasonable time frame and the permit submitted while the lender set up the loan. Mike also provided a 3rd party decorator to work with the client on color and finishes selections, which was a big help because my client is a widower and the assistance from the decorator really helped make the colors and other selections less stressful. Mike was easy for me, as a Realtor, to deal with, he kept me updated and would always answer the phone and/or call me back if I called. When the contract was signed and the loan approve Mike wrote me a referral check for the amount we agreed upon without hesitation. Comment: My wife and I had just bought property in Riverview. We talked to a couple different builders and thought we found the one we liked. After about 3 meetings, that particular builder actually refused to work with us after discovering we had consulted other builders regarding specific lanai doors and other features. I guess he was just afraid of competition.My wife was visiting the Tampa Home Show at the Florida Fairgrounds and talked to Mike Cogdill of Cogdill Builders of Florida and really enjoyed the conversation. She came home with a book on Custom Home Building that Mikes dad had written and published and had set up an appointment for us to meet Mike.We gave Mike our ideas of floor plans, and found one Mike had on his website, which we could modify to fit our needs. Mike discussed multiple features and changes, advising us on changes that made sense from a cost-benefit standpoint while staying within our budget.We then proceeded to contract and construction. During construction, Mike kept us in the loop and advised us on what was happening, almost daily, with our house and called us if he had any questions or needed any clarification what we wanted. He bent over backwards to make last minute changes for the best interest of the project including a full-length concrete driveway (originally planned as gravel) and 800 sq foot patio, both added at the last minute. His clear communication ensured even these changes were not huge surprises.He was available to talk with us ANYTIME, even as late as 9pm or later and weekends. He always answered our phone calls or called us back shortly after we called.We moved in, had our awesome home warming party and all our guests loved the house.We recommend Mike Cogdill and Cogdill Builders of Florida.

Comment: After finding a beautiful piece of property on a lake in Odessa, we wanted to build a great house as well, one in which we could comfortably retire. We talked with several builders, all of whom wanted to build a house they wanted for us, not the house we wanted. Then we met Mike Cogdill at a home show, and he showed us his many floor plans and said that we could start with one, then design the house we wanted. We picked a contemporary open floor plan, but we needed a large bonus room that is not normally included in any plan. With Mike’s computer program and suggestions, we moved walls, doors, windows, etc., and we picked the ceiling height, how the house sat on the lot, and many other features. After we were satisfied with the plan and signed the contract, Mike began the construction. Once the slab was poured and block was constructed, we realized that we needed a bigger bonus room. Mike helped us redesign it, and did everything necessary to make it happen.During the construction, we made many trips to see how the house was progressing. Every time we saw subcontractors at the house, they would tell us that Mike builds a solid house, and that he doesn’t take any shortcuts like some builders do to save money. After we moved in, Mike took care of any follow-up items we needed. Unlike some builder stories we have heard, Mike didn’t disappear when the job was done. We have been in the house for one year, and Mike has still been checking on us to make sure that we are happy. We would highly recommend Mike for your dream home construction.

At the end of the process, we were not happy with the design and the estimate to build was too high. After an exhaustive search for another builder, we were relieved and thrilled to find Mike Cogdill !! We were able to start with one of Mike’s designs and interactively modify it until we created our dream house and his estimate to build was less than our previous builders estimate.We love our new home and know that it is not only beautiful; it is structurally sound as well. The dumpster area needed a customized and elaborate dumpster enclosure to meet local codes and business needs. After an exhaustive search, it was impossible to find a contractor capable of putting this together for me. Mike Cogdill of Cogdill Builders of Florida was a current client of mine. I asked Mike if he knew anyone who could do this kind of work. He responded good luck and said, I can handle it for you. He then proceed to meet with the city code enforcement officers, created a set of construction drawings, obtained a building permit, and constructed the structure before the city imposed fines. After completion, the code enforcement office in charge of accepting the work called to tell me what a great structure Mike had built and said he wished all the structures built were like this. Comment: LIFESAVER of a nightmare to be! We have been searching for the perfect piece of property to build our dream home home on for a long time! Finally, we fell in love with a ski lake vacant lot in Lutz. I contacted the building department, zoning department, permitting department, my realtor, etc etc. I must have spent 200 hours or more researching this property with the professionals (aka, the county). Everyone told me it was build-able, no issues. After speaking with nearly 15 builders, we met with Mike and decided right away that he was our guy! I contacted about 15 surveyors to complete the land survey, and finally found one I liked. Scheduled the survey and expected to move forward! During our meeting with Mike, he had a hunch about the area of the vacant lot, and strongly suggested that we contact Jeanne Berg with Anticus Engineering because since the property had never been built on, there could be some hidden issues that could cause damage down the road. We didnt think much of it, but I made the call anyway. Jeanne explained the options to me in regards to soil testing/GPR testing and how important it is. The test isnt cheap, and we were under contract on the property. All tests were optional and at first it seemed like it was unnecessary. My husband thought, It is Florida.. there are sink holes everywhere. WELL, after discussing it at LENGTH with Mike, he explained that if we do in fact buy and build on the property and dont test it, we could later on experience settlement issues, sink hole issues, etc. He explained in detail how if you build a home on the WRONG type of foundation, there is no way to turn back once it is done- 10 years later. He then explained how insurance companies dont cover settlement issues/sink holes, etc. Because we want this to be our forever home, we followed his, and Jeannes advice. THANK GOD WE DID. The sellers of the home never disclosed that the property had significant organic soil issues! AKA- you cannot build on it without replacing about 8.5 ft deep of sand, on the entire piece of land pretty much. You are talking 60k or more in damages/fixtures. In fact, the neighbors had HUGE cracks in their foundations and Jeanne found it when her team was out there. I am astonished how experienced, educated, and HONEST Mike is. He could have told me what I wanted to hear and I would have signed that contract on the dotted line. I should add, that he was also spending hours and hours at night designing my home, and making changes in the weeks leading up to this test. What a stand up business owner, and guy! We are now searching for another piece of property, and he will be who we use! If you are looking for a builder you can trust and count on, USE MIKE. Oh, and get a test done. Dont be too proud. =-)

Comment: When our family reached the size of four girls, the oldest being seven years old, we realized we had outgrown our current house. We looked for a larger house for a while but eventually grew tired of not finding anything that would work for us, as five bedroom homes are rare, and five bedroom homes with enough bathrooms for four young daughters are virtually non-existent.I found the Cogdill Builders of Florida website and emailed Mike Cogdill on a Thursday night. He responded immediately and we discussed our needs. The most important point for us was having a separate bedroom for each daughter, bathrooms set up to minimize bathroom fights, a large supply of hot water, and a large home office for me. Over the weekend, Mike modified a plan he had just built close to our old house by completely re-arranging the bedrooms, resulting in one bedroom for each daughter, designing kids bathrooms that allowed two kids to use each bathroom at the same time with two gas powered instantaneous water heaters. The daughter issue was solved.Mike then added a large home office next to the garage with a sound wall between my new office and the adjacent daughters bedroom so I can work as late a I want without waking her. We signed the contract, permitting and construction commenced and Mike had no problem with us making changes during construction. Mike had gone way above and beyond my expectations and I would recommend him to anyone looking to have a custom house built.

Comment: My family had finally outgrown out tract house. We began looking for a new home that was not only larger, but also a home with a large room that could be used as a class room, since we home school our children. We could not find any existing homes for sale that fit our needs.We decided to build a new home and found property we thought would be ideal to build on. The property was sort of low and wet in the center, but our realtor told us no problem, just fill in the low spot with a few loads of dirt and start building. We then found Cogdill Builders of Florida’s website and sent an email. Mike Cogdill responded quickly and scheduled a visit to look at the property we were interested in buying. Mike informed us the property had a massive wetland in the center of the property and he confirmed with the building department that it was in fact a wetland and would be very costly to mitigate. Had Mike not advised us of the wetland issue, the wetland mitigation would have been a significant cost and we would not have been aware of it.We then found and purchased another property (after having Mike check it out). While the new property purchase was in the works, we started working on drawings for the new house with Mike. Because Mike draws the home plans on CADD himself, we were able to work with Mike to refine and make changes to arrive at the design we had been dreaming of. The result was exactly what we wanted, a large master bedroom, a big kitchen, a classroom for the home schooling, and a media room in the back corner of the house which could easily be used as an in-law suite.Our home was a unique design and had never been built before. It became apparent we wanted to make a few changes while our home was under construction. Mike was our sole contact person. Dealing with one point of contact was a bonus because if we had to deal with multiple persons, I’m sure many things would have been forgotten and any changes would have been cumbersome to incorporate in the ongoing construction. Mike was reachable at all times for any questions we had, was not averse to making changes, and even proposed a few thought made sense.

Comment: In 2000 I purchased a five-acre lot with hopes of building a home. By 2003 I was set to begin construction. Unfortunately it did not go as I had hoped. I managed to get a builder who was more interested in taking my money than building my house!Needless to say I had lost all trust in the field of construction.Several years later, I decided to look back into building a home. I started an internet search and even considered the option of Modular construction. After several months of looking, one website kept popping back up. It was Codgill Builders of Florida.I made initial contact with Mike Cogdill in March of 2011 just to see if he could build in my area. He said yes. As I continued to ponder my options, I kept remembering what Mike’s website had said regarding the construction process. It seemed to be pretty hands off for me and that’s what I was looking for.I contacted Mike again in March of 2012. He remembered me and called back quickly to set up an appointment to meet me on my lot. Upon meeting him I knew he was the guy to build my house. His knowledge and expertise showed immediately and he encouraged me to take a look at one of his most recently completed homes. The house looked great, and the client had very good things to say about Mike - that told me a lot.With Mike’s encouragement, I sat down and began to put together the floor plan for my house. Using one of his existing plans, I started moving walls and rearranging rooms. Soon, I had designed an original custom home floor plan. None of this was an issue since Mike does the drawings – NO ARCHITECT NEEDED!By the middle of August contracts were signed and the permit was applied for. Four weeks later, the permit was issued and clearing began. My home was now in the hands of Mike and his crew. It was at this time that Mike went to work on clearing up an issue that had stumped my previous builder. It seemed as if I had a high water table. After Mike took a look at the lot he seemed to think that it might not be a high water table, but “trapped water”. He set up a drainage trench and started pumping the water out. Within a week we were high, dry and ready to dig the footers.Over the next 7 months, I watched my house come together. To my surprise, the sub contractors were unfazed whenever I would stop by to observe or take pictures. I was even given the opportunity to assist with some of the very minor aspects of construction. This gave me just enough “sweat equity” to feel as if I was a part of the entire process. I can’t say enough about the team of sub contractors with which Mike works. It’s very much a mutual admiration society whose soul goal and purpose is to get you what you want.By May, we were nearing completion and ready for the final inspection. On May 10th, 2013 the Certificate of Occupancy was issued and I am now a proud homeowner.From start to finish, the process could not have been easier.Thanks Mike, I couldn’t have done it without you.Richard HayesKissimmee FL

Comment: Mike Cogdill came to me as a prospective customer who found me on line. While talking about his needs for an office copier system, I got to know mike and we discussed contracting work. I had received numerous quotes from general contractors, builders and even architects about my requirements for completing a buildout for office space. Having purchased a bare warehouse already I was ready to do the buildout right away, but in my experience with high priced tradespeople who couldnt do everything in house, I was tiring of all of the hype. The quotes I was receiving seemed very high for my needs and I was having to pay an architect for drawings and a general contractor separately, which was adding into big bucs.Mike Cogdill told me he could do everything, including doing the architectural drawings that were required to get through the county planning office and obtain permits. In addition, his scope of service was complete and the estimate was very reasonable. Mike was not only pleasant to deal with as a person, but very fair and professional. He explained things that most builders would never share with me. I highly recommend doing business with Mike Cogdill of Cogdill Builders of Florida, Inc.
